Over-Garage Mezzanine Lounges, Offices & Loft Suites
The space above your garage doesn't have to be storage. Turn it into a room you actually use.
A garage ceiling is usually the tallest unused volume on a residential lot. DOM Contracting builds a steel mezzanine into that space to add a genuine second room — a lounge, a home office, or a fully finished loft suite — without expanding your home's footprint.
Over-Garage Mezzanine Options
Open Lounge
An open seating area with a TV wall and bar, comfortable underfoot with plywood or composite decking.
Home Office
An enclosed, insulated room with real HVAC and electrical for a genuine workspace.
Loft Suite
A fully code-compliant guest suite with plumbing, egress, and finished bath.
Stairs & Railings
Custom stairs and railings sized to your garage footprint and existing floor plan.
Structural & Code Considerations
Each of the three uses above changes the structural and code requirements. A lounge can often stay open to the garage below with lighter code requirements; an office or loft suite needs to be a fully enclosed, insulated room with code-minimum ceiling height and, for a suite, proper egress and plumbing. We plan the structure around your intended use from day one — see our blog post on mezzanine design ideas for lounges, offices, and guest suites for the full breakdown of each option.
